Located within the Landmark submarket of Alexandria, VA, the existing 227 unit high-rise building is located within walking distance of the Van Dorn Metro station, and a short drive to Old Town Alexandria. The project was extensively rebranded and repositioned through unit and common area renovations. Northpoint Realty Partners in a partnership with Rubenstein Partners, acquired Carlyle Tower in a privately negotiated, all-cash transaction from a seller in the process of liquidating its holdings. Prior to this transaction, the seller re-skinned the exterior and gutted the interior; as such, the strategy is to upgrade the existing retail and complete the renovation of the office building to deliver a “like-new” building. Post-renovation, the partnership intends to reintroduce the property to the market through an aggressive marketing campaign that will target tenants seeking large blocks of contiguous space within a burgeoning mixed-use submarket, directly across the street from the Metro and National Science Foundation’s new headquarters. The renovation target completion date is early 2017.
